What it is

Everything between decision and delivery

On a turnkey project there is exactly one accountable party. We take the project from feasibility through planning, technical design coordination, procurement of every trade and material, the construction programme itself, building-control inspections and the final handover pack. You are consulted at every decision that affects cost, appearance or use — and shielded from the several hundred coordination decisions that do not.

Design and planning
Feasibility, planning strategy, architect and engineer coordination, discharge of planning conditions.
Procurement
Trade packages tendered on equal scope, long-lead materials ordered against the programme, delivery scheduling.
Delivery
Site management, sequencing, quality inspection at each stage, statutory building-control inspections booked and evidenced.
Handover
Commissioning, snagging, certificates, warranties and the operation and maintenance information — the complete pack.

A turnkey appointment earns most of its keep before anyone is on site. Appointed early, we shape the planning application around buildability and budget rather than discovering conflicts later, and long-lead procurement starts against a real programme.

Cost and timeline

Indicative figures, honestly framed

High-end turnkey new builds are generally priced from around £2,500 per square metre upward, depending on site, specification and access. The build-cost estimator gives a project-specific indicative range in about two minutes and can send the full breakdown to us as a quote request.

A typical detached turnkey build runs roughly 12 to 18 months on site, preceded by planning and technical design. Every live project runs on a levelled programme with delivery-confidence modelling — the same programme clients watch in the portal.
