Actual costs depend on site assessment, design information, ground conditions, access, location, specification, procurement, statutory requirements, market conditions and the agreed scope of work.

Technically demanding work
Restricted access, retaining structures, easements, sequencing and changing ground conditions can determine whether a project remains controlled. Our role is to identify those constraints early and manage them through the programme rather than allowing them to emerge as expensive surprises.
The contemporary hillside residence — approximately 200 m² of timber-frame construction set five metres into a hillside with retaining works, complex access and easement considerations — is a working example of that approach.

The First 90 Days
Three phases that map onto the opening stages of our process. Real programmes vary with the site, the planning position and the information available — this is the typical shape, not a promise of dates.
Days 1–14 · Understand. Site, brief and information reviewed; written summary and an honest recommendation.
Days 15–45 · Test. Feasibility against planning, access, ground and services; indicative cost plan against budget.
Days 46–90 · Prepare. Delivery strategy in writing; outline programme, procurement strategy, mobilisation readiness.
