The three routes
Match the support to your appetite
Managed self-build
We run the programme, procurement and site coordination end to end; you keep design authority and every meaningful decision. Closest to turnkey while remaining your build.
Guided self-build
You run the day to day; we set the programme, tender the packages, inspect at stage gates and step in where experience matters most. Structured cover without full management cost.
Cost-controlled self-build
You manage the build; we provide the cost plan, procurement framework and scheduled reviews that keep it honest. The discipline, hired in.
Indicative pricing for each route is built into the estimator — choose the self-build route that matches and it prices that level of support.
The honest division
What you keep, what we carry
- You keep
- Design authority, specification choices, supplier preferences you care about, the pace of decisions — and the saving that comes from carrying part of the load.
- We carry
- Programme and sequencing, tender comparison on equal scope, long-lead procurement timing, building-control choreography, and the record-keeping that protects you.
- Shared, explicitly
- Cost control — you see committed against forecast line by line; changes are priced before they are agreed, never after.
- Never left to chance
- Statutory compliance. Whatever the route, inspections are booked at the right moments and evidenced — read the regulation guide.
How it is best deployed
Engage at design stage, not at the first crisis
- Before the plot, ideallyA plot appraised before purchase is the cheapest risk decision of the whole project — services, access, ground and planning context.
- At design stageThe support route is chosen and the cost plan built alongside the design, so the design is priced as it develops rather than after.
- Before ground is brokenProgramme set, packages tendered, long-lead orders placed, building control engaged. The build starts against a plan, not a hope.
- During the buildStage-gate inspections and scheduled reviews at minimum; full coordination on the managed route. The portal keeps the record either way.
Self-builders may also qualify for relief such as the Community Infrastructure Levy self-build exemption and VAT rules specific to new dwellings — the rules change and depend on circumstances, so verify the current position with your local authority and HMRC before relying on either.
