How it is best deployed

Engage at design stage, not at the first crisis

  1. Before the plot, ideallyA plot appraised before purchase is the cheapest risk decision of the whole project — services, access, ground and planning context.
  2. At design stageThe support route is chosen and the cost plan built alongside the design, so the design is priced as it develops rather than after.
  3. Before ground is brokenProgramme set, packages tendered, long-lead orders placed, building control engaged. The build starts against a plan, not a hope.
  4. During the buildStage-gate inspections and scheduled reviews at minimum; full coordination on the managed route. The portal keeps the record either way.

Self-builders may also qualify for relief such as the Community Infrastructure Levy self-build exemption and VAT rules specific to new dwellings — the rules change and depend on circumstances, so verify the current position with your local authority and HMRC before relying on either.
